What is an ADU? An accessory dwelling unit (ADU) is a smaller, residential unit located on the same property as a single-family home. ADUs can be detached or attached to the primary residences. In short, you may be able to build an independent unit on your lot either attached to the property or detached from it. A garage conversion is a common way of having an attached ADU.

 

Which areas in Orange County, CA do detached ADUs? Detached ADUs are for those with bigger lots, normally in older parts of Orange County, CA such as Anaheim, Santa Ana, Orange, Garden Grove, Buena Park, Costa Mesa, La Palma, Cypress, Westminster, Fountain Valley, Los Alamitos, San Juan Capistrano, and any other area that has a substantial lot size.

What size is a typical ADU? ADUs have their own private entrance, bathroom, kitchen, bedroom, etc. They are separate units between 300 to 1,200 sqft of livable space.

What is the ROI of building one? With high inflation and a possible recession, you can generate up to 10% or more ROI from your attached or detached ADU if you rent them long-term. Orange county is a popular tourist destination, renting your ADU as a short-term rental (Airbnb, Vrbo, etc.) can generate you up to 20% or more in ROI.

ADUs & recession? Some use ADUs to have their older kids move back with them after college which is a very likely scenario in a recession. Some others have their older parents move in with them while maintaining their privacy which is also a very possible outcome of a recession like of which was seen back in the 2008-2009 recession.

    Accessory Dwelling Units (ADUs) have been known by many names: granny flats, in-law units, backyard cottages, secondary units and more. By building an gives you the option to have a secondary livable unit on your proprty. You can use that for: - your mother/father in law live there when they get old - your young adult children to live there as a transition to have their independence while still living at home - extra monthly income (long-term rent or airbnb, etc.) - your maid lives there. So, adding an ADU is a treffic idea and you cannot go wrong with that.

  • 6️⃣ Are permits required for my construction project?
    Unless you are doing just a simple paint or putting in new flooring, YES, you will need a permit. If you do any structural, mechanical, electrical, or plumbing work in your commercial or your residential project, you will need to permit. Having your project permitted will cost you a bit more as you have to pay a minimal fee to the City. It may even slow down the flow of your project as you may lose a few days here and there due to inspections. That being said, getting a permit for your project and going through inspections are the right things to do to protect yourself & your propert.
  • 7️⃣ Do you work on residential projects only or do you take commercial jobs as well?
    We are General Contractors equipped and experienced to take care of residential and commercial jobs. Due to the high demand in residential market in the past few years we have mainly focused on residential projects to satisfy the demand. That being said, we have various commercial jobs in our portfolio such as bakeries, dispensaries, and dance studios.
  • 8️⃣ Will you charge me more than the original price once we start the project?
    We believe in full transparency. When we bid on your project for certain tasks, we will not change the bid no matter what. That being said, there are three ways you will end up spending more than the original bid: The scope of the work changes: if you ask us to do more work than originally discussed we define the new scope and we will put a new tag on it. Let's say if we start your kitchen remodel and you ask us to remodel your bathroom as well, or if you upgrade your panel, etc. that will obviously add to your project cost. This happens in many projects. This benefits the clients as the marginal cost to perform certain extra tasks is lower than hiring a new contractor down the road since the set-up cost is already taken care of. Known unknowns: these are what we don't know for sure but we can forecast that possibly being a challenge but we cannot know for sure until the project starts. We include a range of allowance in your bid so you can be prepared and budget for it. Example: when we are installing vinyl flooring for you, we can't know how unleveled the slab may be until the existing flooring is removed. Unknown unknowns: there are certain aspects of your project that are unknown at the time of bidding your project and there is no way for us to predict those. Example: finding a mold inside your walls, or rusted iron cast underground drain pipes. When those unknown-unknowns come up, we consult with you and offer the best solutions to overcome those.
  • 9️⃣ How can I minimize the construction time?
    Different construction projects have different timelines. For instance, building an ADU is different in nature than remodeling a kitchen. We'll walk you through the neccessary steps prior to starting your project. If engineering work is required, we will work with our trusted engineers to get it done. We take care of plan submittal to the city and we go through all the inspections. We will make sure all the finished materials are ordered and delivered. To minimize the project timelines you need to make sure: all plans are approved prior to starting your project (if applicable) all designs are finalized are finished materials are purchased and are on site all finished materials are properly tagged
